Predictive seller analytics for listing-focused brokers. Dozens of likely sellers in your market, ranked by who lists next and how workable each one is, each with the reason why. Be the agent already in the conversation before the sign goes in the yard.
Most tools hand you an accuracy percentage you cannot check. We show the validated lift behind the ranking and a plain why-now reason on every lead. We keep the exact recipe private, like any serious model, and we do not pretend otherwise.
One agent per area, included at the base price, and you can claim as many areas as you farm. Many tools charge extra for exclusivity or share the same list with several agents. Here it is the product, not an upsell.
No 6 or 12 month contract. Start with a free look at your area. Keep it if it earns it, walk if it does not.
In a typical year only a small share of the owners in your farm actually list. Marketing the whole market blind is slow and expensive, and you find out a neighbor sold when the sign is already in the yard. Seller Radar narrows your market to the dozens of owners the data says are most likely to list next, and puts the why-now reason on each one, so your time and your mail go to the people who matter.
Likely to sell is only half the answer. The other half is how workable the opportunity looks right now. Alongside each timing read we surface a Broker Actionability read: how workable each opportunity looks right now. We surface the read, not the inputs behind it, so you can spend your time where it is most likely to pay off.
Most sellers interview only one agent before they hire. The point of farming is to be that one agent. This gets you into the conversation early, well before the sign goes in the yard, with a reason to call you can read before you dial.
On real King and Pierce history, owners we flag sold within 12 months at 3.82x the county base rate in Pierce and 3.66x in King. The full ranked feed lifts above baseline too, at a lower multiple, so we show that scoped number, not one figure stretched across every lead. It surfaces who is likely to list at market, the listing you get paid to win, not a guaranteed or below-market deal. Most tools quote a single accuracy percentage with no published method. We show the validated lift behind the ranking. Ask to see the "How this is validated" page before you pay.
Tell us the areas you farm, and claim as many as you cover. Each one that is open is yours alone. One agent per area, so the list you get is never sold to the agent down the street.
Open the feed and see the owners most likely to list, ranked into clear opportunity tiers, each with a plain why-now reason and a Broker Actionability read: how workable each opportunity looks right now. We surface the read, not the inputs behind it. Export a mail-merge CSV that drops into how you already farm.
Start the relationship early, well before the sign goes in the yard, with a real reason to reach out. When they decide to sell, you are already the agent they know.
Illustrative math, not a projection, at a $500,000 sale and a 3 percent listing side; King County typically runs higher. The "~3 list" figure reflects the ranked feed lifting above the roughly 5 percent county base rate, a lower multiple than our strongest scoped cohort. How many you win is your conversion and your farming, not a guarantee from us.
A fair read of the category, not an attack on any one vendor. Competitor terms vary and come from public review sites.
| What you actually get | Seller Radar | Typical predictive-lead vendor |
|---|---|---|
| How the prediction is proven | ✓Validated lift on real King and Pierce history, reason on every lead | A single accuracy percentage, methodology not disclosed |
| Territory exclusivity | ✓One agent per area, included | Often a paid upgrade, or the list is shared |
| Commitment | ✓Month to month, free look first | Commonly a 6 to 12 month contract, no trial |
| What it claims to predict | ✓Who lists at market, clearly stated | "Leads ready to move now," over a longer-horizon signal |
On the build list, shown honestly and not as shipping: a seller CMA and net sheet, one-click push into BoldTrail and kvCORE, direct-mail send through a mail house, and a live we-called-it results wall. We will not show fake team numbers or a fake results wall. Your feedback sets the build order.
You buy a pack of exclusive seller leads, each ranked and carrying its own why-now reason and Broker Actionability read. No long contract. The price per lead reflects the market the lead sits in, and bigger packs cost less per lead. These are founding beta prices for early brokers and may change for later cohorts.
Packs of 10, 25, or 50 leads. The bigger the pack, the less you pay per lead, and the more the law of large numbers works in your favor. A 25-lead starter is the smallest pack we recommend for a real test.
Month to month. Buy a pack, work it, and decide for yourself whether the next one earns its place. Every lead is exclusive to you, never shared with the agent down the street.
No credit card to join the beta. Beta access is free, and we never charge a card automatically. If you choose to continue on a paid plan after the beta, you go through an explicit checkout first. Each opportunity is reserved to one agent for a renewable working window.
Seller Radar is designed to surface proactive seller opportunities before they become publicly marketed listings. We have protections in place designed to prevent offering properties that are currently listed for sale at the time they are delivered. Because listing status can change quickly and data sources may not update immediately, brokers are responsible for confirming current status before contacting an owner. If a delivered opportunity is confirmed to be actively listed by another broker or agent at the time of delivery, notify us within 14 days and we will replace it with a comparable eligible opportunity at no additional charge.
Tell us the areas you farm. We send back a sample of the top likely-to-list owners in them, with their reason codes, and confirm whether each area is still open, usually the same day. No payment to look.
Founding Broker Beta Access: card required to activate. No charge during the beta period. You will receive written notice before any paid continuation begins.
